City of Gosnells planning scheme close to completion

The City of Gosnells Council is set to unlock more diverse and affordable housing options, with its new Local Planning Scheme No. 24 nearing finalisation, the WA Government announced today.

Designed to shape the future of urban development in one of Perth’s fastest-growing communities, the modernised scheme provides a clear and co-ordinated vision for sustainable, well-connected neighbourhoods, said WA Planning and Lands Minister, John Carey. 

“The new Local Planning Scheme for the City of Gosnells reflects the evolving needs of the community and the importance of planning for a growing, modern city,” said Mr Carey.

“It supports greater housing choice, contemporary design standards and more sustainable neighbourhoods – while ensuring the community’s voice has been central throughout the process.

“Importantly, the scheme supports our Government’s vision for thriving, transit-oriented communities by increasing density around train stations and activity centres – making it easier for people to live closer to where they work, shop and connect.

“This will help Perth meet the challenges and opportunities of a growing population while improving housing affordability and liveability across our suburbs.”

Once finalised, the scheme will introduce a range of contemporary planning measures, including improved built form outcomes, updated bushfire management provisions and protections for valued rural areas.

It will also respond to community concerns around industrial expansion in the Kelvin Road Precinct and set a framework for further planning in environmentally sensitive residential areas, said the Minister.

In line with recent State Government reforms, the scheme will incorporate new planning controls for short-term rentals and also simplify scheme requirements.

The final Local Planning Scheme No. 24 will align with the Planning and Development (Local Planning Schemes) Regulations 2015 and the broader State Planning Framework – ensuring the City of Gosnells is well placed to accommodate future population growth and meet housing targets under Perth and Peel @ 3.5 million, said Mr Carey.

Thornlie MLA, Colleen Egan said the new planning scheme would unlock enormous potential in the south-eastern corridor, with the opening of a new Thornlie-Cockburn train line and the reopening of an improved Armadale line.

“It provides a pathway for the City of Gosnells to move its depot from prime land near the Maddington Train Station and to proceed with its plan to transform that area into a new Maddington town centre,” said Ms Egan.

“Only 15-20 minutes by rail from Perth City, Maddington has great promise to grow into a dynamic urban environment with diverse housing development and a range of employment, education and recreational opportunities.”
