More than 10,300 new homes are set to be unlocked in the City of Moreton Bay with the construction of four critical infrastructure projects, including in the Waraba Priority Development Area, through the Queensland Government’s $2 billion Residential Activation Fund.
The Fund will help establish a new residential community in Woodford and provide a critical investment for a number of trunk infrastructure projects including a key section of the Bellmere Road Corridor Upgrade between River Drive and Dobson Lane and a new road bridge over the Caboolture River, unlocking 8,850 new homes in the Waraba Priority Development Area.
City of Moreton Bay Mayor, Peter Flannery said accelerated delivery of a key $24 million section of the Bellmere Road Corridor Upgrade would help deliver housing solutions for the City’s growing population. Â
“As South East Queensland’s fastest growing City with 240 new arrivals each week, we urgently need new homes,” Mayor Flannery said.
“Funding from the Residential Activation Fund will help accelerate the delivery of homes at Waraba – our City’s biggest growth area, which will eventually be home to 70,000 people.
“The Bellmere Road Corridor Upgrade is a key piece of infrastructure that will support this new community as it will increase vehicle capacity, while also improving traffic flows for existing residents.”
In addition to the Residential Activation Fund support, the Waraba Priority Development Area is benefiting from further investment in critical infrastructure to unlock housing supply. This includes $16 million from the SEQ City Deal Growth Area Compact Fund to deliver critical upgrades to Bellmere Road, between Ulster Drive and River Drive, boosting vital transport network capacity to support future housing growth.
The Government is also coordinating the new $150 million Catalyst Infrastructure Fund, announced in the 2025–26 State Budget, to accelerate the delivery of trunk infrastructure, including in Waraba.Â
“Labor had a habit of declaring PDAs and walking away from them, like Waraba. They instead chased headlines and didn’t do the groundwork to activate the site and deliver more homes,” said Deputy Premier, Jarrod Bleijie.
“The Residential Activation Fund is just one way the Crisafulli Government is creating jobs, unlocking housing and ensuring that Queensland continues to manage population growth, address housing affordability and protect the lifestyle of local communities.”
When fully developed, Waraba will deliver up to 30,000 new homes, helping to address housing demand in the Moreton Region and ensuring the area remains a key growth hub for Queensland.
