Brisbane council reveals next stage of ‘anti-sprawl’ housing growth plan

Brisbane City Council has revealed the next stage of an ‘anti-sprawl’ housing strategy, which it says will encourage more homes around Indooroopilly Shopping Centre, Carindale Shopping Centre and Nundah Village.

The Council says the move is aimed at tackling Brisbane’s housing shortage by creating more homes close to transport, shops and jobs.

Rather than growth sprawling further into Brisbane’s character and low-density suburbs, the Council is encouraging new homes around thriving suburban shopping precincts.

That means more homes near train stations, bus interchanges, shopping centres and local high streets, designed for people to live, work and relax, said Lord Mayor, Adrian Schrinner.

“Brisbane is growing and we’re doing what we can to encourage more homes in the right places,” said Lord Mayor Schrinner.

“By choosing tall over sprawl, we’re protecting the character of our suburbs and Brisbane’s incredible bushland areas.

“Increasing supply in well-serviced locations is one of the most important steps we can take to help stabilise the cost of new homes.

“This plan strikes the right balance by encouraging more homes in the right places, while protecting the suburbs people love.”

The plans released today include three major suburban hubs: 

  • Indooroopilly Shopping Centre: unlocking new homes within walking distance of the train station and major retail precinct, along Moggill Rd, Rylatt St, Station Rd, Coonan St and Clarence Rd.
  • Carindale Shopping Centre: creating new housing opportunities around the bus interchange and shopping hub, within the boundaries of Old Cleveland Rd, Creek Rd, Winstanley St, and Bulimba Creek Corridor.
  • Nundah Village: supporting more homes within the vibrant village centre and near the train station, within the boundaries of the rail line, Robinson Rd, Ryans Rd, Nundah St, Eton St, Sandgate Rd and Donkin St.

Current allowable heights are up to 20 storeys around Indooroopilly Centre and up to 10 storeys around Carindale Centre.

The draft plans for these major centres propose heights of up to 25 storeys in and around Indooroopilly Shopping Centre and up to 30 storeys in and to the north of Carindale Shopping Centre to support more housing.

Ten storeys is proposed for the residential area east of Carindale Street, towards Bulimba Creek.  

Building height transitions along key boundaries and adjacent to the existing lower density residential areas are also proposed as part of the changes to Carindale Centre.

Further analysis of housing opportunities has also been undertaken in Nundah, with a modest height increase of three storeys, from 12 to 15, now proposed in the major centre zone.

An increase to 10 storeys is also proposed in surrounding mixed use zones, up from the current 5-8 storey settings.

The Council says community consultation on the proposal will open from Friday, 24 April following the end of school holidays.

The proposal builds on the Council’s Suburban Renewal Precincts program, which is transforming underused land in Wynnum, Sandgate, Mt Gravatt, Upper Mt Gravatt, Chermside and Stones Corner.
